JJ DRAFTING AND DESIGN can help you with

Interior Design & Space Planning

Don’t just renovate—reimagine. You would be amazed at how much space you already have. Often, you don’t need a larger footprint; you just need a smarter layout.

At JJ Drafting, we specialise in Internal Modifications and Space Planning. We look at your home with fresh eyes to find the “hidden” square meters you never knew existed.

What we can do for you:

  • Unlock Space: Reconfigure walls and openings to create flow and light.

  • Declutter & Zone: Design dedicated zones for living, working, and storage.

  • 3D Visualisation: See your new layout in 3D before you move a single piece of furniture.

Stop wasting space on “stuff.” Fill it with light and life.

Q1: Do internal layout changes need council approval?

A: Not always. Simple non-structural internal changes often don’t need DA, but moving structural walls, changing external openings, wet-area relocations, or strata requirements can trigger approvals. We’ll tell you the likely pathway early so you don’t waste time documenting the wrong thing.

Q2: Can you remove or move internal walls?

A: Yes. If a wall is load-bearing, you’ll usually need engineering input. We can document the proposed changes clearly and coordinate the required consultant information so the design is safe, buildable, and ready for pricing/approvals.

Q3: Can you redesign kitchens, laundries and bathrooms?

A: Yes. We can re-plan kitchen and wet-area layouts for better function and storage, then provide drawings that builders can quote properly. If plumbing locations need to change, we’ll flag it early because it can affect cost and approvals.

Q4: Can you give me more than one layout option?

A: Yes. We commonly provide Option A / Option B so you can compare different layouts for flow, storage, and cost before committing. This usually leads to a better final design and fewer changes during construction.

Q5: Do you provide 3D images so I can visualise the space?

A: Yes, 3D views can be provided as an optional extra. They help you understand the layout and joinery before you spend money building, especially for kitchens, living areas, and tight spaces.

Q6: What drawings do I receive for internal modifications?

A: Depending on the job, you may receive existing and proposed floor plans, a demolition plan, internal elevations (kitchen/bathroom where needed), and joinery layouts. The goal is clear documentation that reduces quoting gaps and site variations.

Q7: Can you help with units and strata renovations?

A: Yes. We can prepare clear plans for strata approvals and builder pricing. Strata rules vary, so we’ll confirm what documentation is usually needed before you commit to detailed work.

Q8: How long does interior space planning usually take?

A: It depends on complexity and how many options you want. Most projects move fastest when we start with your existing plans (or a measure-up), then lock in a preferred layout before producing final documentation.

Q9: What do you need from me to get started?

A: Send your address, any existing floor plan (PDF is fine), and a short list of what you want to change (e.g. kitchen, storage, laundry, open-plan living). If you don’t have plans, we can advise the best next step.
