If you are looking for advice about your Northern Beaches DA, you’re in the right place.

Building or renovating on the Northern Beaches is a dream for many Sydney homeowners. However, when it comes to the Northern Beaches DA process, getting your design approved by the Northern Beaches Council can quickly become a headache. 2. Sloping Blocks & Geotech Reports

The spectacular views over Pittwater and the ocean usually come with a catch: incredibly steep blocks of land. Often, preparing a Northern Beaches DA for a sloping site requires careful planning to address these challenges.

  • The Catch: Pushing the boundaries on a sloping block almost always triggers a DA. Council will scrutinize the “bulk and scale” of your design to ensure it doesn’t look like a massive imposing tower from the street below. We often have to incorporate split-level designs that step down the hill, rather than building a giant retaining wall, to keep the Council (and your budget) happy.

3. The Tree Canopy Protection

Northern Beaches Council fiercely protects its local tree canopy, which is a major consideration for any Northern Beaches DA submission.

  • The Catch: You cannot simply clear-fell a block to make room for a massive new home or granny flat. If your design requires the removal of significant native trees, Council will usually require a detailed Arborist Report. We design around, the critical root zones of established trees to ensure, your DA doesn’t get stalled in the landscaping department.

4. Coastal Management & Flood Zones

If you live near Narrabeen Lagoon or the coastal stretches, your property might be flagged for flood risk or coastal vulnerability. In these cases, navigating the intricacies of a Northern Beaches DA often involves extra reports or studies.

  • The Catch: Council will dictate minimum floor levels (Freeboard) to ensure your new home or extension is safe from a 1-in-100-year flood event. This affects the overall height of your building and how we design the driveway access.
