Anyone can buy design software and draw pretty lines on a screen. But there is a massive difference between a floor plan that looks good on paper and a floor plan that is actually cost-effective to build in the real world.
When a designer doesn’t understand how the trades actually construct a home, the client ends up paying the price in the form of expensive “builder variations,” delays, and compromised aesthetics.
At JJ Drafting, we approach every project with a “Trade-First” mindset. Here are 5 common, costly floor plan mistakes that builders hate—and exactly how we avoid them.
1. Ignoring Plumbing Stacks (The “Floating Bathroom” Mistake)
It is incredibly common to see a two-storey design where the upstairs ensuite is placed directly over the middle of the downstairs open-plan living room.

The Problem: Water doesn’t magically disappear. A toilet requires a 100mm waste pipe to carry everything downstairs. If there is no wall cavity directly below that upstairs bathroom, the plumber has to run an ugly bulkhead right across your beautiful living room ceiling to hide the pipes.

The Solution: We “stack” wet areas wherever possible. By aligning upstairs bathrooms over downstairs laundries, bathrooms, or internal walls, we give the plumber a direct drop. This saves you money on plumbing runs and keeps your living room ceilings clean.
2. Unrealistic Structural Spans (The “Steel Trap”)
We all love massive, open-plan living spaces. But stretching a ceiling too far without support comes with a heavy price tag.

The Problem: Standard timber framing can only span so far. When a designer draws a massive 8-meter open span without thinking about the structure, the builder is forced to crane in expensive, heavy structural steel I-beams to hold up the second floor or roof.

The Solution: We design with standard timber engineering in mind. Often, simply adding a strategically placed column, a slightly thicker wall, or reducing a span by just 500mm can eliminate the need for costly structural steel, saving you thousands of dollars in engineering and crane hire. We do however appreciate the aesthetics that clients wish to achieve so we will always be under your instruction.
3. Forgetting the Air-Conditioning Voids
Nothing ruins a sleek, modern design faster than an afterthought air-conditioning unit.

The Problem: Ducted air-conditioning requires thick, insulated flexible ducting (often 300mm to 400mm wide) to run through your roof space or between floors. If the designer doesn’t leave enough clearance in the ceiling cavity, the builder has to lower your ceiling heights to make it fit.

The Solution: We factor in HVAC (Heating, Ventilation, and Air Conditioning) from day one. If you want ducted air, we design the floor joists and ceiling heights with enough “breathing room” so the installers can do their job without ruining your ceiling heights.
4. Electrical Switchboard & Meter Box Chaos
As a licensed electrician * The Problem: Designers love to draw a flawless, uninterrupted front facade. But legally, your home needs a compliant, accessible main switchboard and meter box. If it isn’t planned for, it ends up getting bolted onto the front of your beautiful new cladding like an ugly metal wart.

The Solution: We integrate the electrical infrastructure into the design. We find compliant, discreet locations on the side of the house or recessed into the brickwork so your meter box is easily accessible for the supply authority but hidden from your curb appeal.
5. Overly Complex Rooflines
A roof with a dozen different pitches, valleys, and hidden box gutters might look “architectural,” but it is a nightmare to build.

The Problem: Every time a roof changes direction, you create a valley or a box gutter. These require complex carpentry, custom flashing, and they are the number one place a house will develop a water leak during a heavy Sydney storm.

The Solution: We design clean, elegant rooflines that are easy to truss, simple to flash, and naturally shed water. A simpler roof is faster for the carpenters to pitch, cheaper for the roofers to cover, and much less likely to leak in the future.
